Clash detection has become well-known as the low hanging fruit of BIM. Finding and resolving clashes in preconstruction can save hundreds of thousands of dollars in materials, labor, and schedule adherence. Let’s say that you value a resolved crash at as little as $2,500. Identifying and resolving 400 of those clashes means $1,000,000 in cost avoidance.
But clash detection is so much more than locating geometric interference. That’s why we at ISAT have developed our Coordination Services Team. Our team looks at more than clashes; we identify constructability issues between trades and systems and then we take it a step farther: we identify coordination issues for procurement, sequencing, planning, and on-site control. When all is said and done, your project will be coordinated by process, by trade, by location.
How It Works
Depending on the state of the construction drawing sets, we can start by identifying changes between drawing versions and start building models for each system.
Alternately, if models already exist, we can combine the models from the various project stakeholders and cull the geometry for clashes. We organize the clashes by type and severity and assign them to the responsible parties. Then during the Weekly Coordination Meetings, we systematically advance through the items using a project specific system priority structure. Some issues will be promoted to RFIs and some to Change Orders, but all will be date/time stamped, fixes documented, and any additional costs recorded.
Our Coordination Services Team will serve as the moderator for your weekly meetings, ensuring the team works together to resolve issues for the good of the project. And since we are an unbiased moderator, all project teams are treated with respect and given the opportunity to make data-driven decisions that benefit project safety, budget, and outcomes.
The result is a Constructability Report for the Owner and the project stakeholders which outlines these issues and their resolution. And with the resolution comes the opportunity to identify which elements can be approved for offsite fabrication, which sequences will provide an optimal schedule, and areas where the schedule can be compressed without an increase in project risk.
